It’s not just about who offers the most rent. Great PMs are matchmakers: right tenant, right home, low risk for everyone. Here’s what matters:
✅ Previous agent reference (the golden Q: “Would you rent to them again?”)
✅ Verified rental ledger + payslips + bank savings (affordability)
✅ Employer check (HR/payroll > a mate’s word)
✅ Details that match (ID ↔️ address ↔️ prior property)
👀 We’ll even glance at public socials for consistency.
🚩 Red flags:
• No agent ledger / can’t verify rental history
• Affordability doesn’t stack up (big rent, one income, no savings)
• Signs of covert subletting / too many occupants for the home
🌟 Green flags:
• Clean ledger • solid savings buffer • strong ref from a PM we trust
PMs guide the call (≈70%), owners decide (~30%). Ask for feedback if you miss out—there’s always another rental around the corner.
