Investor credit growth for established properties has dropped 52% in just seven months. In this episode of the Positive Property Show, George Markoski goes through the forces driving that drop, why it is splitting the market into two distinct tracks, and what investors on each side of that divide can expect from here.

The episode covers a lot of ground: the trust tax backflip that is quietly turning discretionary trusts into fixed trusts for hundreds of thousands of Australian business owners, the government's own figure for a comfortable retirement (and why George thinks it falls well short), a woman in Queensland sharing a bed with a stranger for $121 a month as the rental crisis reaches new extremes, and a Gold Coast case study where buyers who paid deposits five years ago are having their contracts terminated because the developer dragged out the build until the properties doubled in value.

George also announces the no-go zones list is being redone from scratch because the market is changing too fast for an annual update. A live website is in the works.

In this episode:

  • Investor credit growth for established properties has halved in seven months, giving buyers more negotiating power than at any point in the current cycle.
  • Discretionary trusts are effectively becoming fixed trusts under the government's new rules, and the concessions offered do not go far enough for most structures.
  • The government considers $630,000 to $730,000 in super adequate for a comfortable retirement. George runs the numbers and explains why that falls well short.
  • Gold Coast buyers who paid deposits five years ago are having contracts terminated as developers use sunset clauses to reclaim properties that have since doubled in value.
