    Construction Pricing with Kevin Cradock

    27:16

Many homeowners want a fixed price contract for their construction project, but is that going to get them the best value for their money? Fine Homebuilder Kevin Cradock joins me to discuss fixed price contracts versus time and materials contracts, or cost plus. About our guest: Kevin Cradock grew up in Jamaica Plain surrounded by classic homes that awakened a love of carpentry and an appreciation for traditional craftsmanship. Beginning his career as a finish carpenter renovating classic Boston homes, Kevin gradually moved toward creating distinctive custom cabinetry for his building and renovation projects. By the mid-1990’s he established his own workshop, and in collaboration with local designers, he devoted himself to crafting the finest custom millwork, cabinetry and furniture available. Today Kevin oversees a large crew of managers, carpenters and woodworkers. He works closely with architects, designers and homeowners, building and renovating homes and crafting cabinetry, furniture, and millwork to meet each customer’s taste and lifestyle. www.cradockbuilders.com Instagram: @cradockbuilders ******************************************************************************************************* Thanks so much for being with us this week.  Please see the episode enhancement for this and other episodes athttps://www.talkinghomerenovations.com/ ( talkinghomerenovations.com) Do you have feedback you would like to share?  Would you like to be a guest on the podcast?  Email me at [email protected] If you enjoyed this episode, please share it with your friends Don’t forget to subscribe to the show and get automatic updates every Wednesday morning with the latest episode of Talking Home Renovations with the House Maven.   Clickhttp://eepurl.com/gFJLlT ( here) to get the episode enhancements sent directly to your inbox every week. Owner's Rep-with Fred Gutierrez

    34:39

What role can an owner's representative play in a residential project? Fred Gutierrez is now an owner's rep, and has practiced professionally as both an architect and builder for over 25 years. His focus today is building better teams by educating owners to lead with purpose. Even though the homeowners do not have the expert knowledge, they are the only ones able to define the measures of success. Clarity of goals will allow the experts (architect and builder) of work efficiently and contribute more creatively. Trick is, what are the real goals. These are harder to divine than you think. Skylights- Holiday Rerun

    30:22

We are on a break for the rest of 2021 so I'm putting out this rerun of my skylights episode from December of 2019. Lauren Furtney, then of Velux Skylights, joined me for the discussion. Episode recap New Velux skylights don’t leak Skylights bring in more daylight than vertical windows Ve= Ventilation, Lux= light, hence the company name VELUX Integrated blinds can be programmed You still need to air out your space even if you have air conditioning Modern skylights have UV blocking glass Learning from mistakes of others- use the right skylight for the right application. A deck mounted skylight is for a pitched roof. A curb mounted skylight is for a flat roof.  Don’t put a brand new roof around an old skylight, they are part of the same roofing system. Thanks for listening! ******************************************************************************* Thanks so much for being with us this week. How to find, buy and restore your first historic home

    37:06

Historic homes can seem like a bother to maintain, but make no mistake: many of these properties are often still sound investments that just need a little TLC. So strap yourself in as we take a look at restoring and preserving these old homes for new households. In this episode, Katharine MacPhail sits down for an interview with https://www.linkedin.com/in/hughsiler/ (Hugh Siler), President of Historic Home Row and a historic home enthusiast. Hugh discusses finding and buying your first historic house, finding the right people to restore it and looking for those hard-to-find items to fix up your new home. Curious about restoring your own historic home? Tune in and pick up some pointers from Hugh.  About our guest: Hugh Siler's innovative historic home restorations have been profiled in numerous local and national publications including the National Trust for Historic Preservation which said this: Hugh Siler has been making waves with his innovative restorations of homes in the Old Towne Historic District of Orange, California located five miles from Disneyland. Working with a variety of artists and artisans, Hugh infuses these cottages and homes with an undeniable cool-factor and rents them out to ecstatic tenants. In all, Hugh has restored a few dozen homes and his approach is quite unique: he finds the properties, figures out how to pay for them, handles all of the design, and even serves as the general contractor/owner builder by overseeing every aspect of the restorations – then he turns them over to discerning tenants with an eye for architectural uniqueness.  And yes, there is a waiting list to rent his homes. His two most recent projects were: restoring a city block of 5 homes that ultimately won the local preservation association’s top award for restoration excellence. And, earlier this year he finished converting a 1920s dilapidated carriage house into one of the coolest tiny homes you’ll ever see. Ted’s Garage in Old Towne as it is known is 256 square feet of sheer uniqueness. You can find Hugh’s projects on Instagram and Facebook by searching “Historic Home Row.” Hugh likes to say, “he’s made just about every mistake in the book so that you don’t have to.” ********************************** Thanks for listening!
